FHA MIP Changes take effect on Monday, April 18, 2011.

In order for you to take advantage of the lower monthly mortgage insurance rates, you will need to have Case Numbers assigned no later than Friday, April 15, 2011 (a Case Number is usually assigned when an appraisal is ordered).



Here’s an example of how the increase will affect monthly payment (based on a $200,000 sales price):



Prior to 4/18/2011

Sales Price $200,000

Loan Amount $194,930

Principal and Interest @ 4.75% $1009

Mortgage Insurance $146



After 4/18/2011

Sales Price $200,000

Loan Amount $194,930

Principal and Interest @ 4.75% $1009

Mortgage Insurance $186





The difference in MI is equivalent to an increase in interest rate of .375%!!!!!!
